How much does a home renovation cost in Dubai?

A full residential renovation in Dubai typically costs AED 260–700 per sq ft for apartments and AED 320–1,400 per sq ft for villas, depending on finish level and whether the layout changes. A 3-bedroom villa refurbishment usually lands between AED 450,000 and AED 1.4 million and takes 12–20 weeks on site once approvals clear.

Four variables move the number more than anything else:

  • Structural change — moving walls, adding a staircase or an extension requires engineering drawings and authority approval.
  • MEP condition — villas built before 2015 in Springs, Meadows or Jumeirah often need complete plumbing and electrical replacement.
  • Joinery and stone — bespoke kitchens, wardrobes and slab-matched marble are the single largest line in most BOQs.
  • Community rules — Emaar, Nakheel, Trakhees and Dubai Municipality each set their own NOC requirements, deposits and working hours.

Approvals

Who has to approve your renovation

Most delays on Dubai residential projects are approval delays, not build delays. We submit under our own consultancy and contracting licences, so the drawings, the NOC and the site team answer to one programme.

Yes. Almost any work beyond painting and loose furniture needs a No Objection Certificate from your master developer and a building or modification permit from Dubai Municipality or the relevant authority. Structural changes, extensions, pools and façade alterations always require approved drawings from a licensed consultant.

We prepare the submission set, pay fees on your behalf against a transparent schedule, and track the application to release. Approval windows typically run four to eight weeks depending on community and scope.

Emaar reviews external alterations tightly: façade colour, boundary walls, pergolas, extensions and pool positions must match community guidelines. Contractor registration, a refundable security deposit and defined working hours are standard. Internal works still need an NOC but move faster.

Haifa Renov8 is a registered contractor across Emaar communities and prepares submissions to their drawing standards first time.

Nakheel requires its own NOC, contractor registration and deposit, with additional scrutiny on Palm Jumeirah for structural and marine-adjacent works. Waterproofing details and drainage connections are reviewed carefully because of the water table.

Trakhees regulates a number of Dubai's master communities under its own EHS and building code. Permits require licensed consultant drawings, a registered contractor and site safety documentation, with inspections at defined stages — so the construction programme has to be sequenced around them.

Apartment works need a fit-out NOC from the owners association or building management, plus agreed working hours, protected access routes, service-lift bookings and debris schedules. Wet-area alterations usually require a waterproofing method statement and a leak test before tiling.

Case study · Sidra 1, Dubai Hills Estate

A 4-bedroom Sidra villa opened up for a family of five

The ground floor was compartmented, the maid's room blocked the kitchen's natural light, and the garden had no usable shade. We removed two non-structural partitions, relocated the kitchen to the garden elevation with a steel lintel design approved by Emaar, rebuilt every wet area, and added a shaded outdoor kitchen with a plunge pool.

The programme ran through a Dubai summer, so joinery was fabricated in our own workshop while site works continued — protecting the handover date.

Residential renovation questions, answered directly

A full 3–4 bedroom villa renovation takes 12 to 20 weeks on site, plus 4 to 8 weeks beforehand for design and approvals. Cosmetic refurbishments finish in 6 to 8 weeks. Extensions and structural work add 6 to 12 weeks because of engineering review and staged inspections.

For single-room or cosmetic work, yes — we phase the programme and seal the work zone. For a full renovation involving MEP replacement, water shut-offs and dust-generating demolition, we recommend vacating. Living on site typically extends the programme by 20–35% because working hours and access shrink.

Payments are milestone-based and tied to verified progress, not to the calendar. A typical structure is an advance on mobilisation, then staged releases at demolition complete, MEP first fix, finishes commencement and practical completion, with a retention released after the snagging period.

Renovation restores and upgrades what already exists — new finishes, new services, same layout. Remodelling changes the layout itself: removing walls, relocating kitchens and bathrooms, adding rooms. Remodelling needs structural drawings and authority approval; most renovation does not.

Yes. Every project carries a 12-month workmanship warranty on the works we execute, with manufacturer warranties passed through on equipment and specialist systems. Waterproofing to wet areas and pools carries its own extended warranty.

Kitchens, bathrooms, flooring and outdoor living deliver the strongest returns in Dubai's resale market, particularly in established communities where original 2005–2015 finishes now feel dated. Structural extensions add value only where the built-up area is formally approved and recorded — unapproved additions can reduce saleability.
